Sr. Land and Title Specialist Department: Project Development Employment Type: Full Time Location: Remote Reporting To: Vincent Sabia Compensation: $70,000 - $90,000 / year Description The Senior Land and Title Specialist provides support and subject matter expertise to the project development team to produce clean and marketable title to allow for construction to commence. The Sr. Land and Title Specialist will coordinate with third-party developers, landowners, surveyors, and Novel Energy Solutions LLC (NES) as it pertains to curative title measures to move project acquisitions forward. The Sr. Land and Title Specialist works directly with title insurance companies, lenders, and other financiers to obtain construction loan and tax equity financing and title insurance policies and endorsements. What You'll Do: • Work within the Project Development team to order and review real estate documents such as deeds, title reports/commitments, legal descriptions, ALTA Surveys, etc. • Provide training, as needed, to land and title specialists within the department. • Lead the Weekly Land and Title Meeting and will oversee updates to other team members and ensure the trackers are up to date and projects are assigned to specific team members. • Train the Land and Title team on Title aspects relating to specific regions (e.g., Maine). • Assign new projects. • Be the primary point of contact with projects with Engineering, Construction, Environmental, and Survey teams, including but not limited to the state of Maine. • Attend M1 Bank and project closing meetings. • Review and vet potential sites for project acquisition. Coordinate with third-party developers for project acquisitions, lenders, internal and outside counsel to close on project loan financing. • Provide title opinions on title reports/commitments and make determinations on curative title work to be completed, as necessary. • Manage title search companies, contractors, to produce title reports/commitments, identify and resolve issues to produce clean titles. This includes removing of Exceptions on title commitments including, but not limited to: • Obtaining SNDAs or mortgages releases • Removing Liens • Gain crossing over existing easements, Right of Way • Mineral rights agreements, affidavits and others, etc. • Recording of documents. • As needed, coordinate with utility companies regarding design requirements that may require easement acquisition. • Settle construction damages, as needed, with landowners, tenants and/or designated representatives. • Prepare, review, and edit land agreements for execution. • Assist members of the Project Development team as needed, to move projects along in development phase. • Interact with landowners as needed, Land Acquisition/Business Development members, to execute site property documents. • File, in paper and electronically, all Property Documents. • Communicate with Vice President of Project Development, Land and Title Manager, and others as needed, to provide clear understanding of land issues, as well as land issues and needs that may impact permitting and Utility Interconnection. The employee must also occasionally lift and move up to 50 pounds. Specific vision abilities include close vision and color vision. Position Type/Expected Hours of WorkThis position occasionally requires long hours and occasional weekend work. TravelNo travel is required for this position. What You'll Need: Required Education and Experience • Two years of post-secondary training. • 3-5 years combined experience in real estate or right of way. • Proficiency with Outlook, Excel, Word, and SharePoint. • Valid driver's license. Bonus Points: • Bachelor's degree in relevant field. • American Land Title Association membership and training courses. • Minnesota Real Estate License. • Minnesota Notary. • Experience with Procore or other construction management software. • Experience with real estate transactions in the renewable energy field.
